Curious Conversations: What a Year of Maine, Real Estate, and Listening Taught Me

When I started the Elegant Maine Living podcast just over a year ago, I thought I was creating a platform to share conversations about Maine, real estate, entrepreneurship, and community.

What I didn't anticipate was how much these conversations would teach me.

In this special anniversary episode, I reflect on what I've learned from a year of sitting down with entrepreneurs, physicians, artists, investors, nonprofit leaders, designers, business owners, and community builders from across Maine.

I share why I started the podcast, what surprised me most, and why hearing people's stories has been one of the most rewarding experiences of my professional and personal life.

Over the past year, I've been struck by the generosity of my guests, their willingness to share not only their successes but also their challenges, uncertainties, and moments of reinvention. In the second half of my conversation with Nanci Boutet, founder and executive director of Special Surfers, we explore how a simple act of generosity grew into one of Maine’s most meaningful community outreach programs.

What began in 2003 as a request to take a few children with special needs surfing has become a nationally recognized adaptive surfing nonprofit serving thousands of children and adults of all abilities at Gooch’s Beach in Kennebunk, Maine .

This episode is about inclusion, courage, volunteerism, and the transformative power of one wave.

What Is Special Surfers?

Special Surfers is a Maine-based nonprofit adaptive surfing program that welcomes individuals with autism, Down syndrome, physical disabilities, cognitive differences, and any special need — no diagnosis required.

Participants register, arrive at the beach, and are paired with trained volunteer “wave captains” and surf assistants who guide them safely into the ocean.

In peak events, Special Surfers has hosted:

260+ adaptive surfers in a single evening
300+ volunteers
30+ wheelchair users riding custom adaptive boards

Over 22 years, more than 10,000 participants and volunteers have been impacted .

In this first half of my conversation with Maine surfer and entrepreneur Nanci Boutet, we explore how one woman helped reshape surf culture along the Maine coast and created space for women in a traditionally male-dominated sport.

Long before founding Special Surfers, Nanci was an adult beginner who fell in love with surfing in Southern Maine. In 2002, she opened Aquaholics Surf Shop, becoming one of the few women leading a surf business in the region. Her mission was simple but powerful: make surfing in Maine accessible — especially for women who were curious but intimidated.

From that vision came Mom’s Morning, a free weekly Maine surf gathering designed to welcome women of all ages, body types, and athletic backgrounds into the ocean with confidence.

Selling a Family Home in Maine: Siblings, Legacy, and Personal Property with Jane Wellehan (Part II)pisode

In the second half of my conversation with Jane Wellehan, we turn to a chapter many families will eventually face: selling a parent’s home and a beloved family vacation property while honoring memories, relationships, and legacy.

Jane shares her experience of selling her father’s waterfront home in Yarmouth and later, the Pine Point beach house that had been in her family since the 1960s. These were not simply properties. They were places layered with decades of history—of dinners, sailing, laughter, grief, and growth.

What struck me most in this conversation was Jane’s intentionality. With five sisters, she approached the process not as a transaction, but as a shared family experience that required structure, respect, and space for storytelling.

💛 Honoring Siblings and Personal Attachments

Jane and her sisters developed what they called the “Diva Pick” system—a thoughtful, rotating selection process that avoided assigning dollar values to sentimental items. Rather than reducing memories to spreadsheets, they:

Drew names to determine rotating pick order
Allowed each sister to share the story behind the item she most wanted
Encouraged space for emotion and context before any decisions were finalized
Agreed on one simple rule: “Don’t yuck my yum.”

In other words, if something mattered deeply to one sister—even if it seemed small or trivial to another—that attachment was respected.

They also included children in the process, recognizing that legacy extends forward as well as backward.

Jane’s message is clear: make room for stories before making decisions. The storytelling itself became part of the healing.

🏠 Different Homes, Different Emotions

The Yarmouth home, where her father had lived later in life, was emotional but more straightforward. The Pine Point beach house was harder. It had held childhood summers, decades of shared experience, and family identity.

The objects inside the multigenerational family beach house—shell crafts, cork lobster decorations, old bunk beds—carried meaning beyond their material value.

Jane emphasizes that when selling a family property, you are not just managing assets—you are stewarding memory.

♻️ A Maine Approach to Stewardship

Another powerful theme in this episode is intentional redistribution.

Jane was deeply committed to ensuring items found new homes whenever possible. Rather than defaulting to dumpsters, she:

Donated to Habitat for Humanity
Worked with Maine Needs and local organizations such as Furniture Friends
Used Facebook Marketplace to connect directly with families who needed furniture
Offered items freely when appropriate

She speaks beautifully about the Maine ethic of not wasting, of respecting usefulness, and of understanding economic diversity. For her, this approach was not only practical—it was consistent with her parents’ values.

In this episode of Elegant Maine Living, I sit down with Jill McGowan, founder of Jill McGowan and creator of The Great White Shirt. Jill is a Maine-based fashion entrepreneur whose work has quietly—and enduringly—redefined what timeless, well-made clothing for women can be.

Jill shares how her path was anything but linear. After studying languages and international affairs and spending time abroad, she felt the strong pull of home and returned to Maine—where she found herself, like many people in their twenties, unsure of her next step. That curiosity eventually led her back to design, to the Fashion Institute of Technology, and to an unexpected but formative role at the Hathaway Shirt Company in Waterville, Maine.

Working inside a 150-year-old men’s shirt factory shaped Jill’s belief that women deserved clothing with the same level of integrity, craftsmanship, and longevity. That idea became the foundation of her company. In the mid-1990s, Jill launched her line with just six white shirt silhouettes—classic, elegant, and meticulously made—doing everything herself, from cold-calling buyers to overseeing production.

We talk about what it truly takes to build a product-based business: sourcing fabrics from multi-generation mills in Europe and Japan, insisting on natural fibers, putting two to three times the construction work into each shirt, and staying disciplined enough to focus on one exceptional thing rather than chasing trends.

Jill also shares one of my favorite Maine-meets-the-world stories: how Martha Stewart discovered her work, visited her studio, featured her on national television, and later insisted on bringing Jill’s white shirts on safari in Africa. In this month’s market update, I take you through what I am seeing nationally, regionally, and here in Maine—and what these trends may mean for all of us as we head into 2026. Instead of charts and long economic analysis, I offer a clear, narrative look at the shifts underway: why buyers remain cautious despite relatively stable interest rates, why home prices continue to hold near record highs, and how inventory is finally showing signs of loosening.

I also dig into some of the most interesting demographic trends shaping today’s real estate landscape—including the rising average age of first-time homebuyers and the growing number of young adults living at home longer than ever before. These generational patterns influence who is entering the market, when they enter, and how they make decisions.

As always, Maine tells its own story. I break down which markets what is happening with inventory, price appreciation and recently enacted and proposed policy changes that could impact the market going forward. And, I share my perspective on how thoughtful buyers and sellers can position themselves strategically in the months ahead.

Key Insights & Market Themes

National Market Trends

Buyers across the country remain hesitant, even though mortgage rates have settled in the low to mid 6% range. Confidence — is fluctuating and driving many decisions.
The median U.S. home price is now around $415,000.
Affordability remains the central challenge, especially for first-time buyers who continue to face elevated monthly payments.
Homeowners have gained, on average, $140,000 in equity over the last five years, an important factor in seller's incentives and stability.

Who’s Buying Now

The average first-time homebuyer is older than ever (40), a reflection of affordability pressures and delayed entry into the market.
Roughly one third of young adults nationally are living at home—many waiting for stronger financial footing or more favorable mortgage rates.
This creates pent-up demand, which I expect to begin re-entering the market as rates soften in 2026.

Regional & Maine Trends

Maine remains what I often call the place where national trends come to take a breath. We feel shifts later, and differently, than many parts of the country.
Statewide, inventory is finally improving, reaching levels we haven’t seen since 2020.
Cumberland County
- Homes sold increased by over 8% on a rolling quarterly basis.
- Median sales price climbed to over $600,000—a healthy, sustainable growth rate.
York County
- Units sold jumped almost 11%.
- Median sales price increased to just over $507,000.
Buyers now have a bit more room to breathe. Negotiation and inspections are back on the table, and sellers must be thoughtful about pricing and presentation.

Policy to Watch

I highlight the early conversations about national capital gains changes as well as Maine’s new luxury transfer-tax increase for homes over $1M beginning November 1.
Both have the potential to influence real estate decisions into 2026.

My Advice for Buyers & Sellers

Buyers: I believe late 2025 and early 2026 may offer a window of opportunity before competition increases.
Sellers: Use the quieter months to prepare privately and intentionally—presentation matters more than ever as inventory normalizes.

In the second half of my conversation with Nicola Manganello, founder and principal designer of Maine's Nicola’s Home, we move from her early creative evolution into the heart of her current work: sustaining inspiration, building and leading a high-performing team, and navigating the complex process of designing high-end homes that are meant to be lived in, loved, and gathered in.

Nicola shares how she keeps her creativity vibrant after more than 25 years in the field—through collaboration with her all-women team, through travel, through magazines, gardens, and the tactile inspiration of materials in her design barn. We talk about the balance required to run a growing business while maintaining a creative soul, and the clarity she has gained from restructuring her company to free time for what fuels her.

In the first half of my conversation with Nicola Manganello, founder and principal designer of Nicola’s Home in Yarmouth, Maine, we explore the remarkable path that took her from a small retail shop on Marina Road to one of Maine’s most respected full-service design-build firms.

Nicola reflects on her early years growing up in a deeply entrepreneurial family—her father built Olympia Sports—and how being raised around creativity, risk-taking, and constant reinvention shaped her own instincts as a designer and builder. She shares the story of opening her first shop in her 20s, living in half the building and running her business out of the other half, and how a single customer’s comment—“I can get something for me, something for my home, and something for my soul”—sparked an entirely new direction for her career.

Highlights from This Episode

Maine’s market moves to its own rhythm
While national headlines often point to volatility, Maine experiences changes later than most markets—and sometimes not at all. Shifts that begin on the West Coast and travel east frequently lose momentum before reaching Maine. This lag has historically protected our state’s real estate values and contributed to long-term stability.

The data tells a balanced story

Statewide home sales are up more than 5 percent year over year.
The median sale price dipped slightly—about 1.3 percent—to around $402,000, only the second year-over-year decrease since 2019.
On a rolling-quarter basis, median prices rose 4.5 percent in Cumberland County and 4.3 percent in York County, reflecting continued strength in southern Maine.

Maine’s fundamentals remain strong
With limited inventory and steady demand from both in-state and out-of-state buyers, neither of us expects home prices to decline. Instead, we anticipate moderate appreciation through 2026. Should mortgage rates fall into the 5 percent range, we expect more buyers to reenter the market, which could lead to renewed price increases.

A buying window has opened
There is a unique opportunity for buyers through the end of 2025 and into the first half of 2026. Those who act now will face less competition and may secure favorable terms before a potential influx of buyers when interest rates drop. Waiting could mean higher prices and more competitive conditions.

Cash and lifestyle continue to drive Maine’s luxury market
