About episode 218 Mellisa Pang interviews Debra Cohen, Franchise Development Team Lead, Real Property Management

Debra's Bio:
Before I joined Real Property Management, I was what people call a "mompreneur". After the birth of my first daughter, I left a successful career as VP of a global aviation magazine for a less glamorous pursuit - motherhood. Over the next six months, I developed a business plan and launched Home Remedies® a Homeowner Referral Network (HRN) that pre-screened and referred local home improvement contractors. My business capitalized on my passion for home improvements and real estate and afforded me the opportunity to stay at home and raise my family while having a successful career. After my first year in business, other entrepreneurs took notice of my success and were interested in starting a business like mine. I decided to document all of the "how-to's" in a comprehensive business manual and marketed it along with Business Packages worldwide to other prospective entrepreneurs looking for a viable home-based business. Before I sold my business in 2010, I helped launch more than 1000 businesses globally and my company grossed more than $4M in sales I graduated cum laude in 1989 from Union College in Schenectady, NY with a BS in Psychology and Spanish. My husband, Charles and I live in NY on Long Island and have two daughters, Emily (28) and Sophie (25).

Melissa noted: What fascinates me is that you went from entrepreneur to franchisor, essentially entering the franchising space. And a lot of times when we’re talking to candidates or talking to clients, they’re looking at options. And one of the options is a startup. One of the options is franchising. What you said was you know what you were good at, you know what you liked to do. And you outsourced and found other people and experts to take on the other parts of the business you weren’t good at. And then you love helping people. And I think that all translates beautifully into the franchising model. However, this is a whole new world. Many candidates are being introduced to franchising for the first time and putting up a lot to invest. They’re investing time, energy and resources, including money. There’s some risk involved. We don’t want to forget about the fear they may feel. From your perspective, from solopreneur to franchisor, what is what attracted you to franchising?

According to Debra: Eventually, I decided to sell my home improvement company and potentially retire. But I got bored very quickly and found Neighborly. And they encapsulated everything I had loved about my career … working with entrepreneurs, helping them launch businesses, home improvements, and real estate, and it’s just putting it all together. But the bow on the package was that I wasn’t doing everything alone. In franchising, you’ve got teams of people who handle marketing, technology, and coaching and in my own company, I was doing all of that alone. So now I’m part of a team who supports me in doing what I love. And I’ve been with Real Property Management for three years recently promoted to team lead. We expanded to four locations in record time by cultivating a team of employees personally invested in exceeding expectations and maximizing performance. We used a strategic plan to motivate and empower everyone to drive toward the mission of reaching our BHAG, allowing me to delegate the daily operational tasks and become an absentee owner.

With a passion for mentoring Franchisees, Entrepreneurs, and Small Business Owners, I began teaching the formula to multi-unit success – an evolution from an employee role inside the business into an Entrepreneur overseeing growth and expansion.

I am dedicated to mentoring franchisees that want to enjoy life, enhance their impact on the world and crush the competition.

Franchisees come to us when they are ready to scale into higher profits, a larger team, multiple locations, or additional industries. We understand the opportunities and limitations of being in a franchise agreement, so we teach the executive tactics and strategies for massive growth that complement the franchise model. We love our lakes and the activities and memories that come along with life at the lakes. Our store decor and our menu follow a Nautical theme because it allows us to bring our passion for the lakes into our branding. Lake life is fun, filled with laughter, outdoorsy, & adventurous- that is who we are!

Franchising Nautical Bowls was a no-brainer, as it means we get the opportunity to award other individuals the same freedom of time we so highly value. We work really hard and we have a lot of fun bringing others along for the ride. As we franchise, we are meeting incredible people. Individuals who have a heart for making a difference, for providing the best for their families, for an active and well-rounded lifestyle, and for living life to the fullest.

According to Jeff Council:

The client I was a regional person for a company. And he had several states under him and understood stores, he understood build out and he understood hiring, I think he had like three states under him as a regional person. When I suggested as his coach, he look at Nautical Bowls he already understood what fast casual dining looks like because of his experience. And then when he started to go through the financials, he could really see that this would not only be able to do well for him but take he and his family into retirement. He signed a three pack with them and plans to do more.

Clients tell me the value of what we do. “You guys really get us prepared and ready to talk with companies and really start thinking about goals, needs, expectations.” I have a much better understanding of the value that we bring to our clients when it comes to the coaching, there’s a real value there. This is going to be a benefit to them, you’re talking with clients about self-sufficiency and potential business ownership, and while they may have thought about it, how do they take that first step? That’s where we really come in, we really help them along the way. For me, that was the “aha moment”: Wow! this is this is more valuable than I thought. It’s humbling to know that that what you’re doing is meaningful to them. Yeah, that was my aha moment as a coach.

According to Melissa:

At the Entrepreneur Source office, we talk a lot about transferable skills. You have people like yourself, like your client, in these different industries. We can help clients take the core components and bring them to their next endeavor. While the opportunity may be unique…the skills are transferable. I don’t know exactly what your client did. But I’m assuming it wasn’t something in smoothie bowls. You can speak to this having worked with clients, these skills that I thought were only applicable in this certain area are applicable in multiple areas. And they realize, wait a second, there are so many possibilities.

There’s just this whole other world out there for me. The TES coaches ignite that spark, that wouldn’t have happened without the Entrepreneur Source coach.

About Jeff Council.

Franchise Friday, where you can watch or listen as we explore franchising, entrepreneurship, and small business ownership, speaking with the franchise industry thought leaders and subject matter experts that shape the Future Of Franchising. #FranchiseFriday – For more about our podcast, visit our website: https://futureoffranchising.com/ Produced by Franchise Source Brands International and The Entrepreneur’s Source.

Some of the positions we specialize in recruiting for are: Nursing, Allied Health, Advanced Practice, Physician, as well as Leadership & Administration positions.

Quote from Scott

I had a background as a franchisee before I began this Franchise. And the word that comes to mind from that experience is “reimagine”. We kind of brand ourselves as a franchise organization for franchisees by franchisees, because even though we are a franchisor we've definitely walked in those shoes. We know what it's like to have that knot in your stomach thinking about leaving a full-time job and starting your own company. That's something I've never forgotten from almost 20 years ago. I worked in a system that was successful, make no mistake about it, it was successful. However, when I shared ideas from the franchisee side for improvement, I did not think they were validated. That is the opposite for us at i4 Search. We are very interested in the franchisee’s perspective, if a franchisee came to us with an idea that would make their life more simple, more profitable, or something streamlined we will work with them to help implement that idea. That's just a big part of our culture.

Quote from Melissa
At Entrepreneur Source we always talk about income, lifestyle, wealth, and equity, that's what our coaches talk to our clients about, right from the beginning. They ask, “what are your goals around these four pillars”. And so, what I think is interesting, i4 Search Group was able to show Stephanie, your newest franchisee, income potential, lifestyle, and then the wealth and equity piece, and you said initially, she was really drawn by the flexibility piece, which I think goes into the lifestyle, and then also add the income piece. In addition, you then bring in the culture and you bring in the team. You talk about your differentiators. Being able to connect with the income, lifestyle, wealth, and equity goals of a client is important, but then it's not just that it's also, how they connect with this group, with this team.

Barry had a tech and business consulting background, whereas Steve's background was in legal and market development. They both shared a vision and values while offering complementary skills to one another. As they would later discover, this was a recipe for success.

Before they knew it, it was 2007, the company was growing, and the industry was booming. This was an era Barry likes to refer to as the ‘powder days.’ In the mountains, powder days are the days when you get a foot plus of light, fluffy new snow when the fun and ease of being on the mountain is magnified one-hundred times, and everyone calls in sick to work.

Throughout that era, Barry and Steve acquired knowledge from three years of professional property management and networking with their peers at conferences and decided that SkyRun's future belonged to multi-location property managers. So, Barry and Steve decided to license their brand, process, and systems and enable local entrepreneurs to serve vacation guests and property owners the way the industry has for decades. Locally. As Robert Frost would say, Barry and Steve's decision “has made all the difference.”

Currently, SkyRun is a rapidly growing multi-location organization with over 900 properties in over 25 locations. We have created the sweet spot in vacation rental management by combining the advantages of local ownership and management with the efficiencies, power, and support of a national brand. We also never forget that guests don’t just want to stay like a local; they want to play like a local, and SkyRun ensures that happens.

About The Entrepreneur's Source Future of Franchising

Driven to help franchisors recruit top performers.

From day one, it’s been our mission to help individuals explore self-sufficiency as an alternative career. We help them define their Income, Lifestyle, Wealth, and Equity goals and provide education on the possibilities to best achieve these goals. We don’t sell franchises – we help people achieve their dreams of self-sufficiency through business ownership. The approach is different, the experience is different. And the travel only increased. Travel was fun when I was 20. But having a family I just wanted to be home and not on the road. An executive with a business mind in general. But the thing overall that resonated with him is that we’re expanding. We’ve added new franchise owners, specifically in Texas to where we are growing in Houston and Dallas and now San Antonio. So, the market demographics really jumped off the map for us there.

But I think the opportunity itself really resonated with him because we are still small. We are growing, we are expanding across the country. And now it’s really the perfect time for somebody who’s willing to kind of take a little bit of a risk, you know, with a young brand, but also at the same time, the upside is far greater with something like this where we’re not fully saturated in a lot of markets. So, these early adopters that come into a system like this early on, I think really have an opportunity to build a fantastic business and that it was important for him to have something where his older age kids can get involved in the business and really learn the ins and outs of entrepreneurship and that kind of thing, too.”

Melissa says…

“It’s a brand that’s so family oriented, you want to bring on families, you want people to kind of like pass it down from generation to generation. Within franchising, we know that there’s a lot of different things you can bring in your family, you can build wealth, you can do these different things. And it doesn’t just have to be these massive, like Empire Builder, franchisees who already are in the system. And what the coaches do is introducing people who didn’t think about franchising before and showing them like, Listen, you can have all these things you can bring your family, and there’s great cultures, these brands have people attached to them that love the people that they’re working with I just love drawing attention to the fact franchising is not this big, bad, scary thing.
