-City & corridor reads we’re seeing in real time: London–St. Thomas, Sarnia–Lambton, Chatham-Kent, and lakefront/rec markets like Grand Bend and Port Stanley.

Action steps for each audience:
-Buyers: lock rate holds, hunt value, negotiate credits/repairs, and strike when the math works.

But I said to this person was to pray for those who persecute you. I firmly believe in taking extreme ownership in every situation and always looking for ways that you can improve, but when somebody’s coming at you with negativity and you respond with negativity you’ll end up in a vicious cycle that will never end until you put a stop to it. The only way to do that and truly be free is respond with love.

Another way that you can impact people is to be flavorful and be salt and every conversation and the interaction you have. Don’t conform yourself to please the world, rather be a value and impact to it.

With travel and proximity in mind, we are halfway between Detroit and Toronto: we are near many day and weekend trip destinations: including beach towns along Lake Huron/Erie (i.e. Grand Bend, Port Stanley and Port Dover to name a few!), State of Michigan including Detroit & Port Huron, Toronto/GTA (other cities along the golden horseshoe including Hamilton, Burlington, Oakville, and Peel/York Region) and beyond.

Winter/ Summer: We do have a mixed climate, but you'll never run out of options when it comes to things to do. We have a ski resort in the Winter, Boler Mountain and many parks and festivals in the summer to check out. The reality is, even if you stay local for a weekend, there are still things to do around the city.

London Ontario is a great spot to raise a family, and it is the perfect size of a community where it is classified as a city, but at the same perspective classified as a well known vibrant centre where it feels like that small town community feel based on the many suburbs within the city. With the many amenities in the city, quality access to education including Western University and Fanshawe College, restaurants and activities in the area, if you think there is nothing to do here, go back and watch my other episodes of what makes London Ontario a GREAT place to live and the places that I would recommend you go check out!!

Plant Based: Plant Matter Kitchen. They do coffees, tea and all vegan. They do vegetarian, and the burgers are tasty. This is in a very charming area, and it is a place to check out.

Vietnam Restaurant. To start, they make some of the best spring rolls on the planet! So you're into anything Vietnamese food, this is a must-try! This little restaurant is located on Dundas Street near the Factory (now an huge entertainment site) which was formerly the Kelloggs Factory.

This is a top place to visit in London as it feels like home. If you want to watch some sport games or attend the big game on TV, this also the hang out place for that as well. The kitchen sink pizza is a really popular dish, and if you're into that, they make a great sink!

Toboggan Brewing Company, which is right beside Joe Kools, run under the same owner is an interesting spot as well. This is a restaurant with its own wood-fired pizza oven, on-site brewery and retail store. This restaurant serves up a variety of food from your classic snacks, to gluten friendly food done in the 519 kitchen, to light and dark beers made right on-site/local.

Pizza Projekt / Zen'Za Pizza: These two spots are really good spots to try some amazing classic and deep dish pizzas. These don't feel like restaurants, these feel like home just like all the other top restaurants recommended are. If you're into the pizza pie, also check out these two places. Pizza Projekt is near Fleetway bowling alley and the other one Zen'Za Pizza is located downtown on King St. If you're looking for to Brooklyn style pizza, you have to try through thick and thin located in Old South of London. They are chefs who have travelled all over the world and care about the consumer experience.

Tahinis: they make great shawarmas and bowls. They also really care about the product and deliver integrity throughout their family run business. If you haven't checked them out on social media and you're looking to do social media relating to food - go check them out, they provide a really good example on how that is done!

Fine dining: The Tasting Room is a special place and is an amazing fine dining restaurant on Richmond Row next door to the Grand Theater, little hint: their rib eye is to die for!! If you want amazing Italian food, Abruzzi on King Street is also a good place for top shelf, close to Budweiser Garden, the pasta/gnocchi is unbelievable, Kraft Pharmacy on Wharncliffe Road is a great lunch spot and a place to hang out with friends or for work-related needs.

Everyone of these local businesses care about the food that they put on their plate, awesome awesome people and they genuinely care about the local community.

We were known as the Forest City in London, Ontario. We got many parks and green spaces to offer in London: including Springbank Park starting in Byron and leading all the way near Downtown, Storybook Gardens near Byron within Springbank Park, Sifton Bog which is a great walking trail through nature near Oakridge (Oxford & Hyde Park), Gibbons Park, Victoria and Harris Park (last three near or in downtown London).

We have world class educational institutions to offer! We are home to Western University, a leading institution in medical research and engineering. We also have Fanshawe College, which is well known for their hands-on academic programming and apprenticeship pathways to land you a successful career no matter where you're interest lye.

London has MANY great eats! We will expand on that in a future episode. But we also offer Budweiser Gardens, home to the London Knights Hockey Team and the London Lighting Basketball Team. We also offer many concerts and live events, in which will start up when things get better with the global pandemic, but we have Rock The Park every September at Harris Park, indoor events at Budweiser Gardens and London Music Hall, The Sunfest and Ribfest every summer in Victoria Park on Richmond Street and many community events at all age and comfort levels.

The current location of London was selected as the site of the future capital of Upper Canada in 1793 by Lieutenant-Governor John Graves Simcoe, who also named the village which was founded in 1826 It did not become the capital Simcoe envisioned. Rather, it was an administrative seat for the area west of the actual capital, York (now Toronto).

Locally, it was part of the Talbot Settlement, named for Colonel Thomas Talbot, the chief coloniser of the area, who oversaw the land surveying and built the first government buildings for the administration of the western Ontario peninsular region. Together with the rest of southwestern Ontario, the village benefited from Talbot's provisions not only for building and maintaining roads but also for assignment of access priorities to main routes to productive land. Crown and clergy reserves then received preference in the rest of Ontario.

LSTAR Market Update July 2020

After two consecutive months of sharp declines caused by the COVID-19 pandemic, local home sales saw a strong rebound in June. The London and St Thomas Association of REALTORS® reported that 1,188 homes exchanged hands last month in its jurisdiction, up 13.8% from June 2019 and 11.7% more than two years ago.

"In fact, this makes last month the second-best June for home sales since LSTAR began tracking data, back in 1978," pointed out Blair Campbell, 2020 LSTAR President. "In all LSTAR's main regions, June's volume of residential real estate transactions was absolutely remarkable: Middlesex County and Strathroy had their best June ever, with 99 and 39 home sales respectively; St. Thomas and Elgin County recorded their second-best June, with 97 and 77 home sales respectively; and London's 748 home sales were right on par with the five-year average," he added.

Overall, the number of listings increased in June to 1,513, up 3.4% over June 2019, but the inventory – the number of active listings at month end – decreased to 1.3 months of inventory, its lowest value in the last ten years.

"The 78.5% sales-to-new listings ratio recorded last month demonstrates, once again, how firmly anchored our market is in Sellers' territory," Campbell explained.

"These figures might sound incredible, with all the social distancing rules and the open house prohibition in place. But, in reality, they show how desirable the properties in our area are and how quickly our Members embraced new technologies to serve their clients," Campbell emphasized.

The overall average home price rose to $473,998 in June, an increase of 17.8% over a year ago. This average sales price includes all housing types – from single-detached homes to high-rise apartment condominiums. All five major areas across LSTAR's region witnessed gains in their average home sales price. The following table illustrates last month's average home prices by area and how they compare to the values recorded at the end of June 2019.

The average home price in London East was $378,880, up 16.5% from the same time last year, while in London North increased 15.6% over the same period to $563,957. In London South – which also includes data from the west part of the City – the average home price was $500,453, up 24.1% over June 2019. St. Thomas saw an average home price of $382,862, an increase of 8.5% from last June.

According to a report by the Canadian Real Estate Association, last month, in London, the median number of days that a home was on the market was 9 - down from 10 days in June 2019. As compared to a year ago, in Elgin County, the median number of days spent by a home on the market was 18 – down from 21; in St. Thomas was 8 – down from 11; in Strathroy was 18 – up from 11; and in Middlesex County it was 13 – exactly the same as in June 2019.

Buyers can get caught looking too closely at the price when what we find is relative value is much more important. Especially when building a new home. One thing, for example, is understanding lot premiums. People are always averse to paying lot premiums. So why is that? What lot premiums are is, they’re essentially placing more value on a particular lot because it has better qualities. It has better characteristics. Either it’s bigger, it has a walkout basement, it backs onto the green space. Typically you would want that. But when price becomes involved, people shy away from the lot premium and say, “Well, I don’t want to pay a lot premium.” The way we look at it and the way we explain it to our clients is that the payment of a lot premium is essentially investment and it’s not a lost cost. Investment goes up in value. So when you purchase a property that has a lot premium, you’re purchasing an additional investment that intends to increase in value along with the property. So one takeaway from this conversation is that lot premiums represent investments, and they’re not sunk costs.

We’ve seen people walk away and say, “You know what? We don’t want a premium lot. We want this one.” And it’s a tiny lot that backs onto another house. And then when you go to resell that house becomes very difficult because the people buying the house feel like they’re encroaching on their neighbors. And if you’re looking at the actual investment numbers and the entire market goes up 17% like London did last year, then that investment in that lot price is going to go up And the other thing that we hear on the back end because we work with a lot of builders would be the fact that lot prices keep going up and land value keeps going up incrementally. So if you’re investing now, which is what you’re doing with your property, make sure you’re doing it the smart way rather than just making an emotional decision, trying to shave 10 grand off a mortgage, which equates to a small amount a month while sacrificing the quality of life.

Assessment Cycle

MPAC completes a province-wide Assessment Update every four years based on a legislated valuation date. The valuation date, established by the Ontario government, is a fixed day on which all properties are valued.
The last province-wide Assessment Update took place in 2016, based on a January 1, 2016 valuation date. In 2020, MPAC will update the assessments of all properties in Ontario to reflect a new legislated valuation date of January 1, 2019. These assessments will be in effect for the 2021-2024 property tax years.
To provide an additional level of property tax stability and predictability, market increases in assessed value between Assessment Updates are phased in gradually over four years. A decrease in assessed value is introduced immediately.

To establish a property’s assessed value, MPAC analyzes sales of comparable properties in the area. This method, called Current Value Assessment (CVA), is used by most assessment jurisdictions in North America. In addition, we look at all of the key features that affect market value. When assessing residential properties 200 different factors are considered, however five major factors account for approximately 85% of the value: location, lot dimensions, living area, age of the property, adjusted for any major renovations or additions, and quality of construction.

November 4, 2019

LSTAR's residential sales activity hit a new record in October, with 928 homes1 exchanging hands in the Association's jurisdiction. This brings the total number of 2019 LSTAR home sales to 8,909, 3.4% higher than the October 2018 year-to-date figures. "Once again, home sales soared to new heights, making last month the best October since 1978, when the Association began tracking sales," said Earl Taylor, 2019 LSTAR President. "In addition, the year-to-date data suggests this year's home sales are poised to surpass last year's." The number of active listings saw a slight year-over-year uptick in October – from 1,596 in 2018 to 1,716 in 2019, but stayed well below the 10-year average. The sales to new listings ratio for the entire Association’s jurisdiction sat at 79.5% last month, 2.4% higher than in October 2018. "This speaks to the brisk pace of the local real estate market, which clearly favours Sellers," Taylor added.

Overall, the average home price was $412,883. This represents an 8.7% increase over October 2018, but is slightly lower than the August average home price of $413,000.

Looking at London's three main geographic areas, the average home price in London East was $340,530, up 8.9% from last October. In London South (which includes data from the west side of the city), the average home sales price was $425,631, up 7.4% compared to the previous year, while London North saw an increase of 2.2% over last October, with an average home sales price of $486,584.
