Get quotes from you subs before you bid a job. If you go to work without a locked in price, you'll be open market when it comes to what you pay (time and materials).

There are consultants in the market just bidding work and subbing all of the work out. Anything you can self-perform will be more profitable, but anything else should be subbed out. If you are a new company starting out, stick with the type of work you know and sub everything out.

Why Bid Qualifications Are CRITICAL When Bidding On Construction Work

It is important to qualify your bids to protect yourself in the event change orders are needed. When you enter into a contract, it is imperative that you read through it and make sure that everything that pertains to your bid, or part of the job, is qualified.

Any that needs to be qualified should be added somewhere in the contract as an exhibit.

For example, if you are a grading contractor and don't have a soils report, and don't know if you will hit rock, you need to have a rock clause to protect yourself.

You can do an all inclusive bid, in which case you are responsible for the work regardless of circumstances that arise, but be careful with that type of arrangement. The grading contractor would be responsible for dealing with rock in that case.

This episode of the ProfitDig Construction Show is all about as-built drawings. If you are in the construction industry, it is critical that you understand this topic.

As-built drawings reflect how the project is actually built versus how it was shown in the original construction drawings.

When you make changes in the field that are different from the contract drawings, your men will make note of those changes - measurements, depths, etc. A project manager will then move that information onto a CAD file which is sumbitted to the GC. From there it is submitted to the architect or engineer or record, and finally to the owner. The as-builts must be accurate in order to properly reflect the actual work that has been done. If a problem arises, it allows the source of the problem to be more quickly located.

Invest In Yourself! Strategies for Managing Your Construction Company's Cashflow More Successfully

Starting out, you are likely going to require bank financing to start your construction business. Whatever money are you spending on a loan payment, pay it off and then continue to make those payments into your own escrow account. That will give you a fund from which to draw money. Treat it like a bank account and pay yourself interest. Be your own bank!

You are likely looking at around 10% overhead and 15% profit in your business. You need to target $5 million minimum revenue, which would generate $750,000 per year income to invest into your company. Your goal the next year should be to grow to $7 million, then $9 million, all the while investing more into your business and setting more into your personal escrow account.

Continue to pay yourself into your own escrow account that you can then borrow against (and pay yourself interest). The bonuses will come once you get your company where it needs to be. Be disciplined enough to live off of a minimum salary for a few years while your company grows.
